More and more individuals are recognizing the benefits of making earth friendly improvements – which like the Energizer Bunny just keep on saving client’s money and the Earth’s resources.

SOMETHING HAPPENED
All the equity stored in our homes in a rising real estate market began to disappear. This attack on value came from a combination of forces we have all experienced first hand:

HIGHER OIL PRICES – prices increased 500% since 1996
RISING UTILITY RATES – LADWP rates increasing 23%/next 4 years
DECLINING HOME PRICES – median home price down 24% in So. Cal (Mar, 08)
INEFFICIENCY OF OUR HOMES –average leakage in home air ducts is 30%

POLICY SHIFT CHALLENGES EXISTING HOME VALUES
In December the California Energy Commission and the California Public Utility Commission adopted guidelines that require all new homes built after 2020 to be net energy zero. Meaning after 2020 new homes will not draw power from the grid.

By promoting better built, energy efficient new homes (and remodeled homes that will have to meet similar higher standards), California’s 2020 initiative directly challenges the value of existing inefficient homes. When the new house next door is net zero energy, what happens to the value of my home that wastes more and more expensive energy?

ENERGY EFFICIENT IMPROVEMENTS ADDRESS VALUE EROSION
In this environment green stops being optional. Making your home more sustainable and energy efficient may be the only way to protect its value. An energy efficient home will avoid the full brunt of escalating costs and prepare your home to compete in the 2020 residential landscape.

At Modern Earth we have developed new tools and programs to address this challenge and preview them on this web site.

New Tools and Loan Programs previewed on our web site:
  • ME ROADMAP: examines both the financial and energy profile of a property to deliver a plan to finance and enhance the property’s value.
  • Home Assessment: information on how and when to use this tool.
  • Loan Programs: revived Energy Efficient Mortgages and our Green Progress Loan support energy efficient improvements and reduce financing costs.
  • ME 25% House Workshop: hands-on workshop to show participants ways to make homes 25% more energy efficient and how to finance them.
Modern Earth has the process, the financing and the partners to help you protect your home’s value with powerful energy efficient, Earth-friendly improvements. Contact us to learn how. And thanks for all your support.
